40-acre development proposed in Travelers Rest

TRAVELERS REST, S.C. — A combined 40-acre parcel located between Main Street and Highway 25 in Travelers Rest is being proposed for development.

According to city officials, developers are seeking to rezone the property — which includes the former Emb-Tex manufacturing plant — to "Planned Development - R," a designation that would allow the mixed use of single and multifamily residential as well as a lesser amount of commercial space.

Of note, developers of the proposed mixed use development, Pinestone, will hold an informal public meeting on Tues., Jan. 8 to reveal conceptual drawings, solicit community response, and answer any questions area residents and stakeholders may have. The meeting will be held at Travelers Rest United Methodist Church from 5 p.m. to 7 p.m. and will be a drop-in type event. The church is located at 19 S. Main St.

"Longbranch Development and The Randolph Group are grateful for the opportunity to work with the Hawkins family on this transformative development in the city of Travelers Rest," said Ben Graves, a partner at Spartanburg-based Longbranch Development, one of the firms involved with the proposed project. "We look forward to unveiling our plans next Tuesday for a thoughtfully planned development meant to complement the existing downtown [area]."

"We welcome a lot of community input as this development is located in the heart of the city," Travelers Rest Mayor Brandy Amidon said, encouraging area residents to attend the Jan. 8 meeting. "Please come ready to listen, learn, and, most importantly, share your thoughts."

The rezoning request will officially be presented to the Travelers Rest planning commission at their next meeting, which is scheduled for Jan. 29.

As part of the Planned Development process, if the rezoning request was approved, developers would be required to submit a final development plan with additional details prior to the issuance of building permits, city officials said.
